Village of Midlothian TIF Incentives - The Village has implemented a tax increment finance district (TIF) for Downtown and Cicero Avenue. Eligible properties may be found on the Downtown TIF or Cicero Avenue TIF Maps. Properties within the TIF Districts are eligible for incentives related to redevelopment and certain upgrades to commercial buildings, Incentives are available for interior improvements facade/exterior improvements, site appearance, catalytic investments, and small business start-ups. Cal-Sag Enterprise Zone - The Cal-Sag Enterprise Zone covers territory in 13 south-suburban communities. New construction and expansion of commercial and industrial projects in the Zone may qualify for significant real estate, sales tax, and construction cost savings. A searchable Lookup Tool is provided to identify eligible properties. A Program Flyer and Application Form are provided for eligible projects.
Southland Reactivation Act Tax Abatements - Property Tax abatements are available for development of eligible tax-exempt commercial properties. Information and eligible properties may be found in the Southland Reactivation Act.
Cook County Tax Incentives - Cook County offers a Class 8 (commercial/industrial), Class 6B (industrial), and Class 7d (food desert) property tax incentive to encourage development, redevelopment, and re-use of vacant buildings. The incentive lowers the assessment level of eligible properties resulting in a reduced property tax bill. Eligibility information and application forms may be found at the Cook County Assessor.
Cook County Tax C-Pace Financing Program - Cook County offers low-cost, long-term financing under the Commercial Property Assessed Clean Energy program to encourage energy efficiency, renewable energy, water conservation, and resiliency projects in commercial buildings. Illinois Department of Commerce & Economic Opportunity - DCEO administers the EDGE Program that provides annual corporate tax credits to qualifying businesses that support job creation, and capital investment and improve the standard of living for Illinois residents. Initial qualification criteria require certain job creation and project investment requirements. DCEO also provides several Grant Programs that address the needs of Illinois businesses.
U.S. Small Business Administration - The SBA provides access to federally backed loans to assist small business start-ups or expansion., The SBA Loan Portal provides detailed information reading lending categories as well as potential lenders.
